CheckHowMuch.sg is a free, open-data property intelligence tool covering 9,742 HDB blocks across 26 towns plus 1,806 private condominium/apartment projects across all 28 postal districts in Singapore. It provides current value estimates, historical transaction data, price trends, and lease decay projections for both public (HDB) and private (condo) housing. ## Data Source HDB resale transaction data is sourced from [data.gov.sg](https://data.gov.sg), published by the Housing and Development Board (HDB), refreshed on the 1st and 15th of each month. Private property (condo/apartment) transaction data is sourced from the [Urban Redevelopment Authority (URA)](https://www.ura.gov.sg) Data Service. Both are licensed under the [Singapore Open Data Licence](https://data.gov.sg/open-data-licence). ## Valuation Methodology - **Current value estimates** use a comparable sales approach (same methodology as professional HDB valuers and SRX X-Value). Comparables are filtered by town, flat type, and storey band from the most recent 6-24 months of transactions. - **Future value projections** use Bala's Table (Singapore Land Authority leasehold relativity model, 1948) to model lease decay: `balaRatio(T) = 1 - (1/1.035)^T` where T is remaining lease years. - **Growth rates** use each block's actual annualised 5-year trend, with fallback to 3% if insufficient history. A block counts once it crosses that line, even if its later sales came in below it. Currently 1,023 blocks across 23 of 26 towns. - **Median price**: the median of all recorded transactions for that block or town, not a per-flat price. Prices are quoted per square foot (psf), the Singapore private-property convention. The median condo price is $1,671 psf: Core Central Region (CCR) $2,156 psf, Rest of Central Region (RCR) $1,655 psf, Outside Central Region (OCR) $1,402 psf. Projects with fewer than 5 transactions are rolled into district statistics rather than given individual pages, to keep every project page substantive.
