How the estimate works
Comparable sales
We take the median of recent resale prices for your flat type in your block, widening from 6 to 24 months until there are enough sales to be reliable.
Floor adjustment
The estimate shifts for your chosen floor using the price gap between storey bands in that block. We never extrapolate beyond the sales we can see.
Future value
A projection applies the block's own growth trend and Bala's Table lease decay, the model the SLA uses for lease premiums.

How is the valuation calculated?
We use the comparable-sales approach, the same method professional valuers and property portals use. We take the median of recent resale prices for your flat type in your block, widening the window (6, 12, then 24 months) until there are enough comparable sales, and adjust for your chosen floor using the price gap between storey bands. We never extrapolate beyond the prices we can see.
Is this HDB valuation free?
Yes. Every block valuation is free, needs no login, and never asks for your contact details. It is not a lead-generation form.
Can I value a specific floor?
Yes. On each block page you can select a floor band and flat type, and the estimate adjusts using the price difference between storey bands in that block. Where a floor sits above or below all recorded sales, we use the nearest known band rather than extrapolating.
Where does the data come from?
All resale prices come from data.gov.sg (HDB resale transactions), refreshed twice a month. Future-value projections use Bala’s Table, the lease-decay model the Singapore Land Authority uses for lease premiums.
